How does it work when I live abroad?

The whole process is designed for owners who are not in Munich. Typical clients are expats who kept their Munich apartment, international heirs, and owners who relocated for work.

  1. You email us the basics. Address, size, current state, your timeline. Photos help but are not required.
  2. Video call and rent assessment. We inspect the property, check the Mietspiegel classification and send you a written rent recommendation.
  3. You approve, we market. Listing, viewings and tenant vetting happen in Munich. You receive a shortlist of vetted applicants with our recommendation.

What should foreign-based landlords know about German rental law?

German tenancy law is landlord-binding and tenant-friendly, so the setup must be right from day one. Three points matter most (legal status 2026-07-11, general information, not legal advice):

  • Rent cap (Mietpreisbremse): In Munich, the rent for a new lease may generally not exceed the local comparative rent by more than 10 percent. Exceptions exist, for example for newer buildings and comprehensively modernised homes. We check the limit for your property before advertising.
  • Indefinite leases are the norm: Standard German residential leases run indefinitely and terminating them is restricted. Choosing the right tenant carefully upfront is therefore the single most important decision.
  • Deposit and documentation: The deposit is limited to three months‘ net cold rent and must be held separately. A documented handover protects you in any later dispute.

Rental income in Germany is generally taxable in Germany even if you live abroad. Your tax advisor can assess your individual situation, and we are happy to coordinate with them.
